Once you have decided to proceed with letting your property we will confirm the terms that we have agreed in writing via our terms of business. Both parties will sign these and they will form the basis for the agreement between us. We will also require which is standard practice for all estate agents under the terms of the Money Laundering Regulations 2007 that we require proof of ownership or a utility bill associated with the property in question. At the same time we will need to see a copy of either your driving license or passport.
Before you can allow a tenant to move into your property. You must ensure as a legal requirement that you have a valid Gas Safety Certificate (If applicable), Energy Performance Certificate, (EPC), Portable Appliance Test (PAT Test) which is on all electrical appliances supplied. If you are supplying soft furnishings we will need to make sure they comply with current Fire Safety Regulations. All soft furnishings should have a label stating they do, with all soft furnishings without such being deemed as unacceptable, unless proved otherwise. When the deposit has been paid this will need to be lodged in one of the governments custodial schemes. With a copy of the certificate provided once registered given to the tenants, along with the prescribed terms about the deposit procedure. We will make sure which is a further legal obligation since the 1st October 2015, and forming part of The Deregulation Act 2015. That all tenants moving into a rental property, will have been furnished with a Help to Rent Guide. Please note without furnishing tenants with the correct information, you will NOT be able to evict a tenant, under the new laws.

They create a more relaxed environment where tenants do not feel pressured, but can take their time to consider a property ask more questions and get a real feel for your property. So we need to make sure it is tidy and de-cluttered as much as possible. We will provide feedback after our open house and block viewing, either by telephone or email, as required.
Once a suitable tenant has been introduced and terms agreed. We will then take up the referencing process via our outsourced referencing company. This can take as little as 24 hours to complete, where we obtain a credit check, the right to rent check, and financial ability to rent your property. Our company will then look to advise you of the best options available to you, after your new tenant has successfully passed our strict referencing process. Which will be looking at ways to protect your property, and your rent now and in the future. We know that communication is vital to ensure everything proceeds to a satisfactory conclusion, and our team of property managers will be with you every step of the way until successful completion and beyond if required.

We will hold the keys until we have received the first months rent and deposit as agreed, and all legal paperwork has been received by you. Once we have everything in place, we arrange a suitable time to meet the tenant at the property, take meter readings, check them into the property.
