We would advise you see as many properties as you can within reason. However if you find the perfect property early on then don’t delay let us know right away. If you like a property you will need to inform us as soon as possible. With demand for rental property in good areas very high. You will need to pay an application fee, which is to reserve the property, and for us to obtain credit referencing, before you can move into a property. At this point we will inform you of what other monies you need before moving. Our company will look at this stage to agree the tenancy length and the date you would like to move in, with a minimum term through us under an Assured Shorthold Tenancy of six months. Once everything is agreed we will send you through the tenancy agreement that needs to be signed on every page out way in advance of your moving in date, to give you fair time to read and ask any questions, if you don’t under any terms within the tenancy agreement. Please remember this is a legal document!!
At Synergy Property Associates we are always looking at ways to help tenants. We know it can at times be difficult to find a full deposit, and we have a solution to this, with our Deposit Replacement Insurance (Need a hyperlink to that page) whereby a full deposit is NOT needed. All our deposits are held by the Deposit Protection Service (DPS), it’s the law we have too! Most of our properties only want a 4 week deposit, but will require around 6 weeks if you have pets. We think that’s far better than other agents requiring a minimum of 8 weeks!!
Report maintenance issues quickly so the problem doesn’t get any worse. If we have been given the opportunity to manage the property you have taken through us. You can always 24/7 report a maintenance issue on our website, which will be responded within 4 working hours, and you may have action to a 24 hour emergency line. Which is answered 365 days a year, to give you peace of mind Please note you will always need to take care of the garden and small maintenance issues like the changing of light bulbs.
We will on the day provide you with 2 sets of keys, and we will arrange a mutually convenient time for you to move into your new property. You will be given a copy of the relevant Gas Safety Certificates if applicable, a copy of the Energy Performance Certificate, a How to Rent Guide, and who to contact after you move into the property. For example the landlord may decide to manage their property, in which case you would need to report any issues to them direct. Please make sure you read the meters at your new home, and inform the utility provider of this.
